10 Steps to Building a New Home

  • 1.

    First you will work with one of our Project Consultants to decide on budget, floor plans, must have items, general specifications, and lot specific needs such as the driveway, water/sewer, and data. If you need plans drawn, it will happen during this step.

  • 2.

    If needed, we will introduce you to a mortgage lender to begin the loan pre-approval process. You will need about 5% down, or 5% equity in your land.

  • 3.

    You will need to provide Stubblefield Construction a copy of the property survey with soils site or a property survey and septic permit. Any deed or HOA restrictions need to be pointed out as well.

  • 4.

    With your loan amount pre-approved, final floorplan, specifications and selections will be completed.Then, the blueprints/ plans will be drawn. Once we complete the drawing of your plans, you will have the opportunity to review them and have us provide you with revisions.

  • 5.

    Once floorplans are approved, a contract is signed and the downpayment if it is not included in the loan. The completed documents, along with drawings, are submitted to the lender for an appraisel and final loan approval. (If the house does not appraise the downpayment is returned in full).

  • 6.

    After you have closed the loan, a lot meeting will be scheduled with the Client and the Project Manager as well as any other members of the Project team. Home placement, driveway placement, home specifications, and project timeline will all be discussed.

  • 7.

    After the lot meeting, Stubblefield Construction will purchased all required pemits and pay any necessary fees. A schedule will be made and posted to the client portal. The client will be sent information to make an account on our site.

  • 8.

    Construction will begin. The project manager will update the schedule and photo job photos weekly. You will recieve an electronic invoice on the 28st of each month. Electronic payment is required by the 5th. On most houses, the bank makes the payment.

  • 9.

    As we near the end of construction, the Project Manager will schedule a walk through of the home. A punch list will be made at this time.

  • 10.

    Once we obtain a Certificate of Occupacy and any final contract amounts are paid, a final onsite walkthru and key turnover will be scheduled with the client and Project Manager.
